Structural drawings are detailed plans and diagrams that illustrate the framework and support of a building or infrastructure. They typically include specifications for materials, load calculations, reinforcement details, and connections. Architects and engineers use them to ensure buildings are safe, durable, and meet regulations.
Your Architect will pass your drawings onto a structural engineer, should you need them.
Building regulations are minimum standards that apply to almost all new building work, including alterations to existing houses.
Regulating building standards is to control and oversee the qaulity of new building work. They control safety, welfare, health and hygiene, convenience, energy efficiency and sustainability.
There are two options when submitting an application- Full Plans application or a Building notice applictaion. Both, need to be submitted before the start of work and a total fee for each is usually broadly the same. This is paid to the local authority or an approved inspector. The Building Notice procedure is intended for minor works.
A party wall agreement is a legal document that helps property owners manage construction work that affects shared walls, boundaries, or adjacent structures. It is required under the Party Wall etc. Act 1996 and ensures that neighbouring properties are protected during renovations. The process involves serving a party wall notice, obtaining consent, or resolving disputes with surveyors if disagreements arise. Understanding the legal requirements can prevent conflicts and ensure smooth construction.
